What the purchase and refinance packages cover

For a purchase, the firm reviews the agreement of purchase and sale, the title and the mortgage instructions, then prepares the closing documents and registers one mortgage. A refinance covers a review of the mortgage commitment, the title and the lender's instructions, plus preparation of the mortgage documents. A typical refinance follows an institutional “A” lender's mortgage instructions and has no title deficiencies or funding delays.
