About Sutherland Legal

Sutherland Legal is a small general practice law firm at 3416 Dundas St. W., Suite 203, in the part of Toronto where Bloor West Village, High Park and The Junction meet. It has served the neighbourhood and the wider Greater Toronto Area since 1986. The team is a principal lawyer, Evan Sutherland, and two associates, Ian Sutherland and Shanaz Khan, all licensed as Barristers and Solicitors. The office offers free parking for visiting clients.

The practice runs across six areas. On the real estate side, the firm handles residential and commercial purchase and sale closings, mortgage financing and refinancing, and condominium status certificate reviews. It also does estate planning (wills and powers of attorney) and estate administration (probate applications and advice for estate trustees and beneficiaries). Family law work is limited to domestic contracts, uncontested divorce applications and negotiated settlements; the firm doesn't take on family law litigation. Rounding out the practice are corporate and commercial matters, mainly business purchase and sale transactions and setting up and maintaining corporations for small businesses, plus notary public and commissioner of oaths services.

The neighbourhood

The office sits where three west end Toronto neighbourhoods meet: Bloor West Village, High Park and The Junction. Bloor West Village grew up as a shopping street along Bloor Street in the early to mid 20th century. In 1970, after local merchants lobbied the province to amend the Municipal Act, it became home to the world's first mandatory Business Improvement Area, and the BIA still runs the street's seasonal festivals today. The City has since studied the strip for heritage conservation status.

The Junction traces back to 1884, when it was incorporated as the Village of West Toronto Junction at Dundas and Keele Streets, named for the four rail lines that met there. It grew into a major railway and stockyards town, home to the Ontario Stockyards from 1903 and to companies like Canada Packers and the Heintzman piano works, and it stayed dry, with no legal alcohol sales, from 1904 until 2001. Former factory buildings have since been converted into shops, studios and housing, giving the strip along Dundas Street West a mix of older and newer building stock.
