About Alchemy Law LLP

Alchemy Law LLP acts for lenders and financial institutions when a mortgage goes into default, handling power of sale and foreclosure proceedings along with debt recovery and the litigation that can follow. Alongside that enforcement work, the firm takes on real estate, corporate, family, wills and estates, and civil litigation files for individuals, families and businesses across the GTA, and its clients come from across Ontario.

Sathya Sivapathasundaram, who holds a B.A. and an LL.B., is the firm's partner and principal lawyer. Thiva Paramsothy, a licensed paralegal who also holds a B.A. and an LL.B., serves as managing director, and Kiran Cheema works with the team as a law clerk.

The practice areas are designed to work together. Estate law, real estate, business and family law are treated as connected, so a will or estate plan is built with the help of the firm's real estate, corporate and family experience and reflects a client's whole situation, not one corner of it.

The firm takes calls at 416-986-2222 and email at info@alchemy.law.

Practice areas

Real estate and financing

Alchemy Law works on residential, commercial, investment, and rural or recreational property, and its financing work runs from private and institutional mortgages to refinancing, debt restructuring, debentures and secured loans. The team stays in close contact with clients, realtors and lenders so nobody's left out of the loop, and buyers and sellers deal with their own lawyer directly, with regular updates.

Mortgage enforcement and debt recovery

Creditors of many kinds rely on this group, from private and institutional mortgage lenders, credit unions and financing companies to commercial landlords, small and medium-sized businesses, and individual creditors and investors. The work covers power of sale and foreclosure, enforcing judgments through writs of seizure and sale, garnishing wages and bank accounts, and recovering from guarantors and co-signers, plus vehicle loan and equipment lease defaults. In January 2026 the firm published a guide for mortgage lenders weighing power of sale against foreclosure in Ontario.

Corporate and business law

Startups, growing companies and established corporations all get advice shaped around their goals. The corporate team handles provincial or federal incorporation, professional corporations, franchise, distribution and licensing agreements, minute book upkeep, and mergers and acquisitions, including due diligence and transaction support.

Wills, estates and trusts

Estate work here includes trusts for minors, dependants or tax planning, estate plans for blended families and common-law partners, and probate through a Certificate of Appointment of Estate Trustee. The firm also represents executors, beneficiaries and estate trustees, and advises on family law claims made against an estate.

Civil litigation

The litigation team takes on construction lien and contractor disputes, landlord and tenant conflicts, employment disputes such as wrongful dismissal, and estate litigation including will challenges. Cases are argued in Small Claims Court, for claims under $50,000, and in the Superior Court of Justice when a matter is larger or more complex.

Family law

Divorce, child custody, spousal support, adoption and domestic violence are all part of the family practice, where the goal is an amicable resolution and court advocacy is there when it's needed. The team also looks at how family law affects estate planning, such as spousal claims, dependant support and revising a will after separation, and in January 2026 it published an article on marriage contracts and cohabitation agreements in Ontario.

How Alchemy Law LLP works

Four values anchor the firm: integrity, collaboration, cultural competence and client-centricity. Cultural competence carries real weight here, with the team committed to understanding and respecting the different backgrounds and points of view its clients bring.

Alchemy Law commits to updating clients at each major step of a case, explaining how the process works, answering questions quickly and making sure they know what's coming. In civil disputes, its aim is to reach a resolution as fast and as economically as it can, by settlement or at trial.

I own a private corporation. Can Alchemy Law plan an estate freeze or dual wills for it?
Alchemy Law gives advice on freezing an estate and on planning succession in a corporation, and it works with business owners on dual wills and tax-efficient strategies meant to protect a company's value and keep the handover smooth.
Will I always know who's handling my matter at Alchemy Law?
Alchemy Law commits to telling clients who's responsible for their file and what's being done on it. Matters aren't passed around without the client knowing, and clients aren't treated as file numbers.
Does Alchemy Law take on failed real estate deals and latent defect claims?
Alchemy Law's litigation team handles real estate disputes over failed transactions, misrepresentation and latent defects, and it also acts in property and boundary disputes.
