Soccio-Marandola is a small Toronto law firm that works exclusively in residential real estate, handling purchases, sales, refinances, and title transfers for single-family homes, condos, investment properties, and vacant residential land. The practice is led by Zachary Soccio-Marandola, who holds a JD from Western University and a BSc from Canisius College and is also a licensed real estate Broker through OREA College. Soccio-Marandola worked as a Realtor before moving into law, and the firm still leans on that background when describing how it advises clients through a closing. The office is at 1 Dundas Street West, in the tower at Yonge and Dundas in downtown Toronto.
The team includes associate lawyer Tyra D. Julien, who holds an LLB (Hons) from the University of Sussex and a BA (Hons) from Wilfrid Laurier University and works on estate related conveyances such as survivorship applications and transfers by an estate trustee, and law clerk Amanda Santos, who trained at Seneca Polytechnic and the Institute of Law Clerks of Ontario. The firm quotes all inclusive legal fees starting at $2,299 for a purchase and $1,999 for a sale, plus HST, and offers virtual closings by video for clients who can't get to the office in person. It also publishes a weekly newsletter for Ontario Realtors that the firm's site says has grown past 3,000 subscribers.

Flat feeThe office is at 1 Dundas Street West, a tower the Architectural Conservancy of Ontario places in the city's Yonge-Bay corridor. The building went up in 1977, designed by Zeidler Partnership Architects, part of the wave of downtown office towers that filled in around Yonge Street through the 1970s. For a practice built around closing deals across the GTA, often by video rather than in person, that kind of central downtown address matters more than a neighbourhood storefront would.
