Philer is a fully virtual real estate law firm based in Toronto, founded in 2022 by Ankita Sharma. It started as a business to business software platform built to help real estate lawyers work more efficiently, then grew into a service that closes purchases, sales, and refinances directly for clients. In September 2024, the Law Society of Ontario approved Philer through its Access to Innovation program. Philer is also a participant in the Law Society of Alberta's Innovation Sandbox and is licensed to practice real estate law in both Ontario and Alberta.
Every file is assigned to a named, licensed real estate lawyer rather than a shared queue, and an AI system helps review documents and track deadlines behind the scenes. Clients can watch the status of title searches, mortgage instructions, and other closing steps through an online dashboard, and most documents are signed by video call with identity verification instead of an in-person meeting. Philer quotes a flat legal fee before a client retains the firm, meant to cover the lawyer's work along with the title search, registration, and fund transfer costs that often show up as surprises on a closing statement. Founder Ankita Sharma has said the idea grew out of going through a home purchase personally and seeing how disconnected the process can feel for a buyer waiting on updates.

Philer's office address is 10 Dundas Street East, Suite 1002, in downtown Toronto, in a mixed use tower at Yonge and Dundas, across from what is now Sankofa Square, that also holds a Cineplex, retail shops, and office space. It isn't a walk-in law office, though. Philer runs as a fully virtual practice, and closings across Ontario and Alberta are handled by phone, video call, and an online client dashboard rather than an in-person meeting. Most Toronto clients sign their closing documents by video with identity verification, and an in-person signing can be arranged instead if a client prefers it.
